Multiple Dwelling Relief (MDR) was originally brought into action in 2011, the idea was to encourage investment in property and development. MDR comes into play when someone is purchasing multiple dwellings in one go.

This allowed for the SDLT amount to be calculated  by finding the average value of all the dwellings related to the transaction, rather than paying SDLT on the total purchase price of the property. This means you receive SDLT relief on every dwelling rather than paying one lump sum on the whole transaction.

The reality of Stamp Duty is that it’s a tax that you are required to pay, it usually takes a tax specialist to make sure everything is calculated correctly, especially if you own multiple properties (residential and non-residential) or land.
